What buyers need to know about Kirkland mortgages

Kirkland is one of the few Eastside cities with a genuine downtown core on the water. Marina Park, the Cross Kirkland Corridor trail, and a compact restaurant and retail district give it a walkability that most of the Eastside does not have, and buyers pay for it. Google’s Kirkland campus and easy access to Bellevue and Redmond employers keep demand steady through rate cycles.

The market is more balanced than it has been. Redfin data for the three months ending August 2026 puts the median sale price for all Kirkland homes near $1.29 million, with homes selling in a median of 22 days for about 97.8% of list price, and roughly 37% of listings taking a price cut. That is a market where well-prepared buyers have room to negotiate, which calls for a different strategy than the eight-day sprints of a few years ago.

Price varies sharply by pocket. Waterfront and near-water Houghton and Market properties run well into the millions, while Juanita, Totem Lake, and the Finn Hill edges offer townhomes and older single-family homes at entry points where conventional financing still works. Which loan applies to you depends less on the city than on the specific street.

Kirkland prices depend on the kind of home and how close it sits to the water. Here is the picture over the three months ending August 2026, from Redfin’s Kirkland housing market data, alongside the NWMLS year-to-date median from the NWMLS King County report for August 2026.

What this means for you: Kirkland houses are mostly jumbo loans, and so are many newer townhomes, which run higher here than in Bellevue or Redmond. Condos are the main way in under the $1,063,750 conforming limit. Property taxes. Kirkland’s 2026 levy rate is about $8.46 per $1,000 of assessed value, and the median Kirkland tax bill is about $15,215 a year, up about 16% from 2025 as assessed values rose, according to the King County Assessor. Transit. Kirkland has no light rail station, but bus rapid transit is coming. WSDOT expects the rebuilt I-405 interchange at NE 85th Street, with an in-line Stride station, to open in early 2027, and Sound Transit’s Stride S2 line between Bellevue and Lynnwood is scheduled for 2029.
