Seattle vs Eastside homes in 2026 comes down to what a budget buys. Seattle’s single-family medians run from about $720,000 in the Beacon Hill area to $1.36 million in Queen Anne and Magnolia. Every Eastside area starts higher, from about $1.24 million in Juanita and Woodinville to $3.65 million in West Bellevue, but Eastside property tax rates are lower.

What this means for you: Seattle’s most expensive area costs about the same as the Eastside’s least expensive one. The Queen Anne and Magnolia median of $1,360,000 sits right next to Redmond’s $1,350,000. Below that, Seattle has six areas with house medians under $1.2 million, and the Eastside has none.
What Does a $1 Million Budget Buy in Seattle vs the Eastside?
Here is the same budget on each side of the lake, using the medians above and Eastside condo medians from the same report.

Medians are a starting point, not a promise. Within every area there are homes above and below the median, and condition, lot size, and schools move prices a lot. Still, the pattern is clear: the same budget usually buys a house with a yard in much of Seattle, while on the Eastside it may buy a townhome or condo until you reach about $1.25 million and up.
Seattle vs Eastside Property Taxes
Here the Eastside has an edge. Its levy rates are lower, though its bills are still larger because values are higher. These are the King County Assessor’s 2026 figures for each city’s main tax area.

On the same $1.2 million assessed value, a Bellevue owner would pay roughly $3,000 a year less than a Seattle owner, or about $250 a month. Where Seattle and Eastside Buyers Cross Into Jumbo Loans
The 2026 King County conforming loan limit is $1,063,750. A loan above that is a jumbo loan, which usually asks for more down payment, stronger credit, and more cash in reserve.
In Seattle, most buyers can stay conforming. With 20% down, a loan stays at or under the limit up to a price of about $1,330,000, which covers the median house in every Seattle area except Queen Anne and Magnolia. On the Eastside, every area’s median is above the limit, so most house purchases there involve either a jumbo loan or a down payment well over 20%. At the Redmond median of $1,350,000, for example, about 21% down keeps the loan conforming, as an illustrative example.

How Fast Do Seattle and Eastside Homes Sell?
Both sides are more balanced than they were a year ago. At the end of August, NWMLS data showed about 4.5 months of supply in Seattle and 4.8 on the Eastside, by my calculation from listing and sales counts. Average days on market for houses sold this year ranged from about 22 to 36 days across Seattle areas and about 23 to 49 days across Eastside areas, with Redmond and Carnation and West Bellevue on the slow end.
What this means for you: on either side, you have more time to inspect and negotiate than in recent years. The best-priced homes still move quickly, so a full pre-approval matters wherever you shop. My King County housing market 2026 report has the full area breakdown.
Commute, Schools, and Lifestyle: Seattle vs the Eastside
Commute. Where you work often decides it. Amazon’s South Lake Union campus and downtown Seattle favor the city; Microsoft’s Redmond campus and the large Bellevue office towers favor the Eastside. Crossing Lake Washington means the SR 520 bridge, which is tolled, or I-90. Sound Transit’s 2 Line light rail serves Bellevue, the Spring District, and Redmond.
Schools. Seattle is served by Seattle Public Schools. The Eastside is split among the Bellevue, Lake Washington, and Issaquah school districts, among others. Many families choose based on a specific school assignment, so I always suggest confirming it for an exact address.
Lifestyle. Seattle offers walkable neighborhoods, older homes with character, and more condo and townhome variety close to downtown. The Eastside offers newer housing stock, larger lots in many areas, and quick access to the Cascades. Neither is better; they fit different lives.
Tech Buyers: Seattle vs Eastside Financing

RSU income can often count toward qualifying when there is a vesting history and future vesting is documented, and vested shares can often count toward jumbo reserves.
