What this means for you: Issaquah is still competitive, but it is not frantic. Homes sell in about three weeks, the typical sale closes about 2% under the asking price, and more than a third of listings have had a price reduction. That gives you room to keep your inspection and negotiate, especially on houses that have been listed for a while.
Why Issaquah WA Home Loans Split Into Two Markets
Issaquah sits where I-90 leaves the Lake Washington basin and climbs toward the Cascades, wrapped by the hills locals call the Issaquah Alps: Cougar Mountain, Squak Mountain, and Tiger Mountain. That geography shapes the housing.
On one side are the planned communities. Issaquah Highlands, on the plateau north of I-90, and Talus, on the lower slopes of Cougar Mountain, were built with a large share of condos, townhomes, and smaller-lot homes. Those properties are where most of Issaquah’s entry-level sales happen.
On the other side are the hillside and lakeside neighborhoods: larger homes on Cougar and Squak Mountains, newer houses near the Sammamish plateau, and older homes near Lake Sammamish. These are the sales behind the $1.6 million single-family median.
The financing follows the property. A Highlands condo buyer is usually choosing between conventional and FHA with a small down payment. A Squak Mountain house buyer is usually choosing between a large conforming down payment and a jumbo loan. Same city, completely different conversation.
Buying a Condo or Townhome in Issaquah Highlands or Talus
Condos and townhomes are the most affordable way into Issaquah, and they fit comfortably under the loan limit. As an illustrative example, a $441,866 condo with 3% down on a conventional loan leaves a loan of about $428,600. A $685,046 townhome with 5% down leaves a loan of about $650,800. Both are subject to credit approval and a full loan estimate.
The extra step with a condo is that the lender reviews the building as well as you. Here is what I check before you write an offer:
- Project approval. Conventional loans need the condo project to meet Fannie Mae or Freddie Mac standards. FHA loans and VA loans need the project on the FHA or VA approved list, unless a single-unit approval is possible.
- HOA budget and reserves. The association should be setting aside enough for future repairs. Thin reserves can limit loan options.
- Special assessments and lawsuits. A pending assessment or construction-defect lawsuit can make a project ineligible for some loans.
- Owner-occupancy and insurance. A high share of rentals, or a gap in the master insurance policy, can also affect approval.
In Washington, the seller provides a resale certificate with the HOA’s financial details, and your agent and I review it together. Some townhomes are legally condos and some are not, and the difference changes which reviews apply, so I always confirm how the property is set up.
