Pierce County home loans in 2026 work under the same $1,063,750 conforming and FHA loan limit as King County, while the county’s median single-family home sold for $600,000 in August, about $320,000 less than in King County. That gap is why so many Seattle-area buyers look south, and why most Pierce County purchases fit a conventional, FHA, or VA loan.

Pierce County Housing Market in 2026: What the Numbers Say
The Pierce County market is steady rather than hot. House prices are slightly higher than a year ago, more homes are for sale, and sales have eased. Here is the August 2026 picture from the Northwest Multiple Listing Service, compared with August 2025.

Here is what those numbers mean for you. The single-family median is about 2% higher than a year ago, so Pierce County prices have held up better than King County’s, where the median fell about 7%. Active listings are up about 21%, which works out to a little over three months of supply at the August sales pace, so you have more choice and some room to negotiate. The condo median dropped about 13%, but that comes from only 59 condo sales in the month, so treat it as a rough signal rather than a trend.
Pierce County Home Prices and Property Tax Rates by City
Pierce County is really a set of very different markets, from Tacoma’s older neighborhoods to newer subdivisions on South Hill and waterfront homes around Gig Harbor. The table shows each area’s 12-month median sale price across all home types, which smooths out month-to-month swings, next to its 2026 average property tax rate.

Prices are 12-month medians for September 2025 through August 2026 from Redfin’s Pierce County housing market data. Tax rates are the 2026 average rates for each city from the Pierce County Assessor-Treasurer; the rate on a specific home depends on its school, fire, and other districts.
Two things stand out. First, most of the county sits between about $490,000 and $650,000, so a buyer priced out of Seattle at $900,000 has real choices here. Second, lower prices do not always mean lower tax rates. Tacoma’s 2026 average rate of about $10.88 per $1,000 is higher than Seattle’s, which is about $9.91, so I always run the full monthly payment, not just the loan, when clients compare the two.
2026 Loan Limits in Pierce County
Pierce County is part of the same Seattle-Tacoma-Bellevue high-cost area as King and Snohomish counties, so it shares their loan limits. A conforming loan is one that fits Fannie Mae and Freddie Mac rules and stays at or under these amounts. Anything above the limit is a jumbo loan, which usually asks for more down payment, stronger credit, and more cash in reserve.

Limits are from the FHFA conforming loan limit data and HUD’s FHA limit lookup for 2026. For comparison, the national baseline conforming limit is $832,750; Pierce County buyers get the higher local figure. New limits for 2027 are announced in late November.
Here is how that plays out, as an illustrative example. On the $600,000 August median house, a 5% down payment leaves a loan of about $570,000, roughly half the limit. Even a Gig Harbor home near that area’s $884,000 median stays conforming with 5% down. You do not cross into jumbo territory until the loan itself passes $1,063,750, which with 20% down happens at a price of about $1,330,000. In Pierce County, that mostly means waterfront homes around Gig Harbor, Fox Island, and Lakewood’s lakes. Every loan is subject to credit approval and a full loan estimate. Which Home Loan Fits Your Part of Pierce County?
The county runs from Puget Sound and the Kitsap Peninsula to the slopes of Mount Rainier, and the right loan depends a lot on where you land. Here is how I think about its main areas.
Tacoma and University Place: the urban core
Tacoma has the county’s widest range of homes, from older bungalows in South Tacoma and the Hilltop to classic houses in the North End and Proctor District and condos downtown. Many first-time buyers start here, often with a conventional loan with as little as 3% down for qualifying first-time buyers or an FHA loan, which typically allows 3.5% down. One thing to know with older homes: an FHA or VA appraisal checks basic safety and condition, and in homes built before 1978, peeling or chipped paint generally has to be fixed before closing. University Place, next door, is quieter and pricier, with Chambers Bay and views toward the Sound.
Lakewood, DuPont, and Steilacoom: home to Joint Base Lewis-McChord
Joint Base Lewis-McChord sits between Lakewood and DuPont, and many buyers in this part of the county are active-duty service members, military families, and veterans. A VA home loan may let eligible borrowers buy with no down payment and no monthly mortgage insurance, and a basic allowance for housing can generally be counted toward qualifying income when it is documented. If you are arriving on PCS orders, we can often start your pre-approval before you get here. VA disclaimer: A down payment is required if the borrower does not have full VA entitlement or when the loan amount exceeds the VA county limits. VA loans are subject to individual VA entitlement amounts and eligibility, qualifying factors such as income and credit guidelines, and property limits.
Puyallup, South Hill, Sumner, and Bonney Lake: the east county
East Pierce County is where many families find a newer single-family home with a yard. South Hill and Bonney Lake have large subdivisions built in the last few decades, and new homes are still going up around Puyallup and Bonney Lake, so some buyers finance a home that is not finished yet. Conventional and FHA loans are the most common here. Commuters lean on SR 167 and the Sounder train from Puyallup and Sumner, covered below. Homes in the Puyallup River valley also need a quick hazard check, which I explain in the hazards section.
Gig Harbor and the Key Peninsula: across the Narrows
Gig Harbor is Pierce County’s priciest market, with a historic waterfront, newer neighborhoods off Borgen Boulevard, and the Tacoma Narrows Bridge as the daily link to Tacoma. Many purchases here are larger conforming loans, and true waterfront homes can reach jumbo territory. Farther out on the Key Peninsula, homes on acreage often have a private well and septic system, which most lenders will want inspected or tested before closing.
Spanaway, Graham, Orting, and the rural south county
Spanaway and Graham are among the most attainable areas in the county, popular with JBLM families and first-time buyers who want a house rather than a condo. Orting sits where the Puyallup and Carbon rivers meet, with views of Mount Rainier. Farther south and east, some rural areas around Eatonville and Roy may qualify for USDA loans, which allow eligible buyers to purchase with no down payment, subject to income limits and property eligibility. Self-employed or buying a rental? Bank statement loans qualify you on deposits instead of tax returns, and DSCR loans qualify an investment property on its rent. What Does It Cost to Buy a Home in Pierce County?
Your down payment is only part of the cash you need. Here are the three costs I walk every Pierce County buyer through before they start touring homes.
Closing costs and prepaids. For planning, I tell buyers to set aside about 2% to 4% of the price on top of the down payment. That covers lender fees, title insurance, escrow, recording, and prepaid items like your first year of homeowners insurance and the starting balance of your escrow account. On a $600,000 home, that is roughly $12,000 to $24,000 as an illustrative range. Seller credits and lender credits can bring it down.
Real estate excise tax. Washington charges a graduated excise tax on every sale: 1.1% on the portion of the price up to $525,000 and 1.28% on the portion from $525,000 to $1,525,000, with higher rates above that. Most cities and unincorporated areas add a local 0.5%. On a $600,000 sale, that comes to about $9,700 as an illustrative figure. By local custom the seller pays it, so it matters most when you are selling one home to buy the next. The state’s tiers adjust on January 1, 2027, per the Washington Department of Revenue.
Property taxes. Use the city rates in the table above. As illustrative examples, a Tacoma home assessed at $490,000 at about $10.88 per $1,000 would pay about $5,330 a year, or roughly $444 a month in your escrow payment, and a Puyallup home assessed at $571,000 at about $9.82 per $1,000 would pay about $5,600 a year. Assessed value is not always the same as the price you pay, so I replace these estimates with the Assessor-Treasurer’s figure once you have a specific home. This is not tax advice; talk to a tax professional about your own situation.
You can test these numbers with your own price, down payment, and quoted rate in my mortgage calculator. Its default property tax setting is based on King County, so set it to about 0.8% to 1.2% depending on the city, or about 1.1% for Tacoma.
Pierce County Hazards to Check Before You Buy
Two local hazards are worth five minutes of homework on any Pierce County address, especially in the river valleys. Neither is a reason to avoid an area, but both can affect insurance and your peace of mind.
Flood zones. Parts of the Puyallup, White, and Carbon river valleys are mapped flood zones. If a home sits in a FEMA special flood hazard area, lenders require flood insurance on federally backed loans, which adds to your monthly payment. I order a flood zone determination on every file, and you can look up any address early on the FEMA Flood Map Service Center.
Mount Rainier lahar zones. A lahar is a fast-moving volcanic mudflow. The U.S. Geological Survey identifies Puyallup, Sumner, Fife, and Orting among the communities with the most exposure to Mount Rainier lahar hazards, and the valley schools practice evacuation drills. Lenders do not require special coverage for this, but it is worth knowing your nearest route to high ground and asking your insurance agent how the location affects your policy.

Down Payment Help for Pierce County Buyers
You do not need 20% down to buy in Pierce County. Conventional loans may allow as little as 3% down for qualifying first-time buyers, FHA typically allows 3.5% down, and VA and USDA loans may allow no down payment for eligible buyers. On top of that, Washington State offers down payment assistance programs, most of them deferred second loans with no monthly payment that you repay when you sell or refinance. A few things to know:
- Income limits apply to most programs, and some also have price limits, which Pierce County's lower prices are more likely to fit.
- Not every program requires first-time buyer status, so it is worth asking even if you have owned before.
- Some programs focus on specific buyers, such as veterans or households that include a person with a disability.
- A free homebuyer education class is usually required first.

How Is Transit Changing Pierce County?
Today, the Sounder S Line commuter train is the main rail link from Pierce County to Seattle, with stations in Lakewood, South Tacoma, Tacoma Dome, Puyallup, and Sumner. Inside Tacoma, the T Line streetcar connects downtown, the Stadium District, and the Hilltop. Since December 6, 2025, the 1 Line light rail has reached Federal Way Downtown, a short drive from Fife and Northeast Tacoma.
The next step is the Tacoma Dome Link Extension, which would carry the 1 Line south from Federal Way with stations planned in South Federal Way, Fife, East Tacoma at Portland Avenue, and the Tacoma Dome. The project is still in environmental review: Sound Transit expects the final environmental study no earlier than 2027, and its board will choose the final route after that. That is years away, so buy a home that works for your commute today.
