Why Federal Way Is One of King County’s Most Attainable Markets
Federal Way sits along I-5 at the south end of King County, between Seattle and Tacoma, with Puget Sound on its west side. Its single-family median is roughly $650,000, about $300,000 below the King County median, and its condo median is the kind of number that was common in Seattle a decade ago.
The neighborhoods vary. Twin Lakes and Lakota offer established single-family streets, Redondo and Dash Point sit near the water with some view homes, and newer subdivisions fill in parts of the city’s east side. Dash Point State Park, Steel Lake Park, and Celebration Park give the city plenty of outdoor space, and the Performing Arts and Event Center anchors the downtown.
Light Rail Comes to Federal Way
On December 6, 2025, Sound Transit extended the 1 Line light rail 7.8 miles south, adding stations at Kent Des Moines, Star Lake, and Federal Way Downtown. Trains run about every eight minutes at peak times, according to Sound Transit, connecting Federal Way to Sea-Tac Airport, downtown Seattle, and the University of Washington without a car.
For buyers, that changes the commute math. A Federal Way home can now work for someone who works downtown or at the airport, at a price far below Seattle’s. Homes within walking distance of the stations, and condos near Federal Way Downtown Station, are worth a close look.
Which Federal Way WA Home Loans Fit Best?

South King County cities tend to carry higher property tax rates than the Eastside, even though their prices are lower. According to the King County Assessor’s 2026 reports, nearby Kent’s rate is about $10.07 per $1,000 of assessed value, or about 1.01%, and Burien’s is about $11.45, or about 1.14%.
