Figures come from Redfin’s Seattle housing market data for August 2026, based on MLS and public records. Redfin still rates Seattle as very competitive, with homes averaging about two offers.

Read those numbers together and the takeaway is simple. When prices are close to list and two or three offers land on the same weekend, the seller is asking one question: which buyer is actually going to close, and on time? The lender behind the offer is a big part of that answer.

An underwritten pre-approval matters most on the files a listing agent worries about: the self-employed buyer, the tech employee whose income is mostly stock, the buyer with a recent job change. Once an underwriter has signed off on income and assets, the biggest unknown in the file is gone before the offer is written. Every approval is still subject to the property, the appraisal, title, and final underwriting conditions.

Can a 9-Business-Day Close Help Seattle Agents Win the Offer?

A short close does three things for an offer. It lets a seller who is buying their next home line up both transactions. It cuts the window where something can go wrong. And when the listing has sat for a few weeks, it gives your buyer room to negotiate price or credits in exchange for certainty. Seattle Loan Programs Agents Should Know About

The files that fall apart are usually the ones that needed a different loan from the start. These are the situations I see most from Seattle agents, and where each one is covered on my site.

  • Tech buyers paid in RSUs. Restricted stock units are company shares that vest over time. Lenders can often count vested RSU income with a documented history, which can change how much a Microsoft, Amazon, or Google employee qualifies for. See using RSU income to qualify.
