Alki home loans in 2026 usually mean a jumbo loan or a very careful look at a beach condo. Houses around Alki Point sold for a median near $1.25 million over the three months ending in August, well above King County’s $1,063,750 conforming limit, and condos along the beach ran near $1.04 million. Living by the water also brings questions about rentals, views, and high tides that most of Seattle never has to think about.

Prices are from Redfin’s Alki Point housing market data for the three months ending August 2026 and the NWMLS King County area report for August 2026. The Alki condo median jumped from a year earlier mostly because of which units happened to sell, so the wider West Seattle condo figure is a useful check.

Alki View Homes and the Jumbo Line

At a median near $1.25 million, a typical Alki house is about $186,000 over the conforming limit. Here is what that means, as an illustrative example subject to credit approval and a full loan estimate:

  • To keep the loan conforming on a $1.25 million house, you would need about $186,000 down, roughly 15%.
  • With less down, the loan becomes a jumbo loan, which usually asks for more cash reserves after closing and a stronger credit profile.
  • Waterfront and big-view homes along Beach Drive and the hillside above Alki Avenue can cost far more and are almost always jumbo.

Views add their own appraisal question. When part of a home’s price comes from a view of the Sound or the skyline, the appraiser has to find comparable sales that support it. Hillside lots can also raise questions about steep slopes, retaining walls, and drainage; Seattle maps steep slope and potential landslide areas, and a good inspection, plus a geotechnical review when the inspector suggests one, is worth the cost.

Alki Beach Condos: What to Check First

Most Alki condos sit along Alki Avenue Southwest, across from the beach. They are financed like any other condo, which means the building matters as much as the unit. In 2026 that means a full project review for most established buildings, reserves funded to the reserve study, and a master insurance deductible of no more than $50,000 per unit. On an illustrative $1.04 million Alki condo, 3% down for a qualifying first-time buyer is about $31,200, which keeps the loan just under the conforming limit. Beachfront buildings can also carry higher insurance and maintenance costs, so read the HOA budget and recent meeting minutes closely.

Can You Rent Out an Alki Beach Condo?

Many buyers picture renting their beach condo to visitors, but three sets of rules apply:

  • The city. Seattle requires a short-term rental operator license and limits each operator to two short-term rental units, one of which must be their primary residence.
  • The HOA. Many condo associations ban rentals shorter than 30 days or cap how many units can be rented.
  • Your loan. A primary residence loan means you live there. A second home loan, which needs at least 10% down on a conventional loan, does not allow renting the home out. If rent is the plan, it is an investment property, with at least 15% down.

Buildings run like hotels, with rental pools or front desks that rent units, are not eligible for conventional condo financing at all.

Do King Tides Affect Alki Homes?

They can. During winter king tides and storms, water has topped the seawall and walkway along Alki Beach, as the West Seattle Blog has documented. With sea levels projected to keep rising, that is likely to happen more often. For buyers near the water:

  • Look up the address on FEMA’s Flood Map Service Center. If it is in a Special Flood Hazard Area, flood insurance is required for most mortgages.
  • Even outside a mapped zone, price flood insurance for low-lying homes and condos, and ask the HOA about any past water damage.
  • Insurance costs count in your monthly housing payment, so get quotes before you offer.

Getting Around From Alki

The King County Water Taxi runs from Seacrest Park, at the east end of Alki, to the downtown waterfront, and the Alki Trail connects to bike routes toward downtown. By car, the West Seattle Bridge is the main route off the peninsula. Light rail is planned for the West Seattle Junction, now targeted for 2035, about two miles from the beach.
