Lower Queen Anne condos sold for a median near $404,000 over the three months ending in August, townhomes landed almost exactly at King County’s $1,063,750 conforming limit, and houses on the east and west slopes ran near $2 million. Where you buy on the hill decides which loan fits.

Market figures are from Redfin’s Queen Anne housing market data and its pages for each part of the hill, for the three months ending August 2026, plus the NWMLS King County area report for August 2026. Area 700 also includes Magnolia.
What this means for you: the hill moves at two speeds. Houses went under contract in about a week, while condos took about two months. A Queen Anne house buyer needs financing ready on day one. A condo buyer usually has time to negotiate.
One Hill, Five Price Points: Queen Anne by Area
Here is how the hill breaks down in Redfin’s data for the three months ending August 2026, and what each price point usually means for the loan. These are illustrative, subject to credit approval and a full loan estimate.

Some of these areas had only a handful of sales, so read the medians as a guide to the neighborhood, not a price tag for a specific home.
Lower Queen Anne: Condos Near Seattle Center
Lower Queen Anne, also called Uptown, sits at the foot of the hill next to Seattle Center, Climate Pledge Arena, and the Space Needle. It is mostly condos and apartments, and its condos had a median near $404,000. On an illustrative $404,000 condo, 3% down for a qualifying first-time buyer is about $12,120, and FHA’s 3.5% is about $14,140 if the building is FHA-approved.
Two things stand out here. First, condos took a median of about 45 days to sell in Lower Queen Anne and longer across the hill, which gives buyers room to ask for a seller credit toward closing costs. For a primary home, Fannie Mae and Freddie Mac cap those credits by down payment, for example at 3% of the price when you put down less than 10%. Second, some buildings near Seattle Center have a high share of rented units. That does not automatically block a loan, but it is one of the things I check in the HOA questionnaire, along with reserves, special assessments, and insurance. If you are buying a condo here as a rental, Freddie Mac retired its 50% owner-occupancy test for investment loans in established projects in March 2026, which opens up some buildings. Queen Anne Townhomes: Right at the Conforming Limit
Queen Anne townhomes had a median of $1,049,878, just under the $1,063,750 limit. On an illustrative townhome at that price, 5% down is about $52,500 and keeps the loan conforming. The line is close, though. With 5% down, any price above about $1,119,700 pushes the loan into jumbo territory, so a bidding war can change your loan as well as your price. Upper Queen Anne: Historic Homes Along the Avenue
Upper Queen Anne is the residential top of the hill, centered on the shops and cafes along Queen Anne Avenue North. Much of the housing is older single-family homes, and at the hill’s house median of $1,489,470, most buyers use a jumbo loan:

Older homes bring appraisal and inspection questions. A one-of-a-kind historic house can be harder to compare against recent sales, so I like to see the comparable sales your agent is using before we settle on an offer price. East and West Queen Anne: The View Slopes
East Queen Anne
East Queen Anne, on the slope facing Lake Union and South Lake Union, had a house median near $2.02 million and townhomes near $1.35 million. On an illustrative $2.02 million house, 20% down is about $404,000 and leaves a loan near $1.62 million. The slope sits just above South Lake Union’s tech employers, and if part of your pay comes in stock, it can count toward qualifying and reserves when it is documented correctly. West Queen Anne
West Queen Anne, facing Elliott Bay and the Olympics, had a house median near $1.95 million, from a small number of sales. At these prices, lenders usually ask for more reserves, meaning money left after closing, and some jumbo programs need a second appraisal on larger loans. Views carry real value to buyers, but an appraiser still has to support the price with comparable sales, so a view home bought in a bidding war can come in below the contract price. Planning for an appraisal gap before you offer is part of the strategy here.
North Queen Anne: The Quieter North Slope
North Queen Anne, on the slope down toward the Ship Canal and Seattle Pacific University, had a house median near $1.31 million in Redfin’s data. That sits between Ballard and the rest of the hill. On an illustrative $1,307,000 house, keeping the loan conforming takes about $243,300 down, roughly 19%. With 10% down, the loan would be a jumbo near $1.18 million. For a buyer with a strong down payment, staying conforming can be the simpler path.
Will Light Rail Reach Queen Anne?
The closest planned station is at Seattle Center, next to Lower Queen Anne. Under Sound Transit’s July 2026 plan, the line is built to Seattle Center first, with service targeted around 2042, and the stretch beyond it toward Interbay and Ballard depends on closing a funding gap. Queen Anne is inside the City of Seattle, where the King County Assessor’s 2026 levy rate is about $9.91 per $1,000 of assessed value, or roughly 0.99%. As an illustration, a condo assessed at $404,000 would carry a tax bill of about $4,000 a year, and a house assessed at $1.49 million about $14,800.
