What this means for you: Mercer Island is still one of the quickest markets in King County. The typical home went under contract in about a week, and more than a quarter sold above asking. Jumbo buyers who have their documentation, reserves, and appraisal plan ready before they shop are the ones who can move at that speed.
Why Are Mercer Island Home Loans Usually Jumbo?
Mercer Island sits in Lake Washington between Seattle and Bellevue, connected by I-90. It is almost entirely residential: established neighborhoods like First Hill, East Seattle, and the South End, lakefront homes around the shoreline, and a compact Town Center with condos, shops, and the new light rail station. Luther Burbank Park, Pioneer Park, and Aubrey Davis Park give the island plenty of green space, and the Mercer Island School District draws many families.
That combination keeps prices high. At a $2,358,618 single-family median, a buyer would need about $1,294,900 down, roughly 55%, just to keep the loan at the conforming limit. Most buyers instead choose a jumbo loan, which is any loan above $1,063,750.

Light Rail and Commuting From Mercer Island
On March 28, 2026, Sound Transit’s 2 Line began crossing Lake Washington on I-90, opening Mercer Island Station along with Judkins Park Station in Seattle. Mercer Island now has a direct train to downtown Seattle in one direction and Bellevue and Redmond in the other, according to the City of Mercer Island and Sound Transit. For commuters to Amazon, Microsoft, or downtown offices, that is a real change, and homes near the Town Center are the most convenient to the station.
