North, Mid and South Beacon Hill: Three Price Bands
Beacon Hill runs for miles along a ridge south of downtown, and prices change as you go:
- North Beacon Hill, closest to downtown and the light rail station, with older homes, newer townhomes, and city views. Houses ran near $784,000 and townhomes near $682,000.
- Mid Beacon Hill, around Jefferson Park and its golf course, with larger lots and many mid-century homes. Houses ran near $812,000, the highest of the three.
- South Beacon Hill, toward the south end of the ridge, with some of the most attainable houses in Seattle. Houses ran near $690,000, from a smaller number of sales.

Can You Buy a Beacon Hill Home With Family?
On Beacon Hill, I often work with families buying together: adult children with parents, siblings pooling income, or grandparents moving in. Mortgage rules allow for this in a few ways:
- Co-borrowers who live in the home. Two or more people can be on the loan together, and their incomes and debts are combined to qualify.
- A family member who does not live there. A parent or relative can join the loan as a non-occupant co-borrower to help you qualify. With FHA, a family member co-borrower can keep the down payment at the low end; conventional loans allow it too, with their own rules.
- Gift funds. On a conventional loan for a one-unit primary home, the entire down payment can be a gift from family, documented with a gift letter and a paper trail.
- Room for everyone. Many Beacon Hill lots can fit a backyard cottage or a basement unit. If an ADU already exists, part of its rent may count toward qualifying. My ADU financing guide explains how.

Is There Light Rail on Beacon Hill?
Beacon Hill station, deep under Beacon Avenue South on North Beacon Hill, has been open since 2009 on what is now the 1 Line. It is a short ride to downtown and the stadiums in one direction and to Sea-Tac Airport in the other. Homes within walking distance of the station tend to draw strong interest, and the newer townhomes near it give buyers a lower-priced way in. Interstate 5 runs along the west side of the hill and Interstate 90 along the north end.
