Prices are from Redfin’s Central Area housing market data, and its Minor, Mann, and Atlantic pages, for the three months ending August 2026. The Central Area had 77 house sales and 50 townhome sales over those three months. Its house median includes higher-priced streets near Madrona and Leschi, which is why it runs above the smaller neighborhoods.
What this means for you: Central District houses went under contract in about 12 days, while townhomes took closer to 39. Townhome buyers usually have more time and more room to negotiate.
Central District Townhomes: The First-Time Buyer Entry Point
Much of the new housing in the Central District is townhomes built where a single older house once stood. They are the most common first purchase I see here. On an illustrative $745,000 townhome, here is the minimum down payment by loan type, subject to credit approval and a full loan estimate:

Before you offer on a townhome, find out how it is set up legally. Some are condominiums with a shared HOA, which means the project’s finances and approvals matter for your loan. Judkins Park Station: Light Rail in the Central District
On March 28, 2026, Sound Transit opened the 2 Line’s Crosslake Connection across the Interstate 90 floating bridge, along with Judkins Park station in the I-90 median between Rainier Avenue South and 23rd Avenue South. From there, trains run west to the International District and downtown, and east to Mercer Island, Bellevue, and Redmond.
For Central District buyers, that means a direct ride to Eastside jobs as well as downtown. Homes in the Atlantic and southern Central District, closest to the station, gained a new transit option that the rest of the neighborhood reaches by bus or bike. Central District Houses: Minor, Mann and Atlantic
The older houses of the Central District range from small cottages to large Victorians and Craftsman homes. Atlantic, near the station, had the lowest house median of the three neighborhoods, near $821,000, followed by Minor near $917,000 and Mann near $995,000. Each fits under the conforming limit, though only from a handful of sales a month, so treat them as a guide. Larger houses and those on the eastern edge near Madrona and Leschi can cross into jumbo loan territory.
