These are small neighborhoods with few sales (Portage Bay had 7 house sales and Eastlake 8 condo sales over the three months), so treat the medians as a guide rather than a price tag.
Montlake: Historic Homes and Jumbo Loans
Montlake is a quiet, tree-lined neighborhood of Craftsman, Tudor, and Colonial homes between the Washington Park Arboretum, Portage Bay, and the University of Washington. Montlake houses sold for a median near $1.5 million, and well-priced homes went under contract in about six days. At that price, most buyers use a jumbo loan, which typically means a larger down payment and cash reserves left over after closing.
As an illustrative example, on a $1.5 million Montlake home, a buyer would need about $436,250 down to keep the loan at the $1,063,750 conforming limit. Many buyers choose a jumbo loan with 10% to 20% down instead, depending on their reserves and goals. Both paths are worth modeling side by side, subject to credit approval and a full loan estimate.

View premiums matter in Portage Bay: when part of a home’s price comes from the view, the appraisal has to support it, and a strong set of comparable sales makes that easier.
How Are Floating Homes in Portage Bay and Eastlake Financed?
Floating homes are one of the most distinctive parts of these neighborhoods, and the most misunderstood when it comes to financing. A floating home sits on a float at a moorage, not on land, so it is not real estate in the usual sense. Fannie Mae’s Selling Guide lists houseboats and boat slips among ineligible properties, which means a standard conforming mortgage is not available.
Here is what that usually means for a floating home buyer:
- Specialty financing. Floating home loans typically come from portfolio lenders that keep the loan rather than selling it, and fewer lenders offer them.
- Larger down payments. Expect a bigger down payment than on a house, often 25% or more.
- The moorage matters as much as the home. Some moorages are owned through a condominium or cooperative, and others are leased slips. The ownership structure, the moorage fees, and the years left on any lease all affect whether a loan is possible.
- Specialized inspections. The float, the utilities, and the structure each need a look from inspectors who know floating homes.
