Prices are from Redfin’s housing market data for Northgate, Haller Lake, and North College Park for the three months ending August 2026. Northgate had 66 house sales, 17 townhome sales, and 18 condo sales over those three months.
What this means for you: Northgate condos are taking close to three months to sell, while houses go in about two weeks. That gap is where condo buyers have room to negotiate.
Northgate Condos: The Most Attainable Way Into Seattle
At a median near $300,000, Northgate condos are among the lowest-priced homes in the city. On an illustrative $300,000 condo, 3% down for a qualifying first-time buyer on a conventional loan is about $9,000, and 3.5% down on an FHA loan is about $10,500. The building matters as much as the unit. Before you write an offer on a Northgate condo, I look at four things:
- FHA or VA approval. An FHA loan only works if the building is FHA-approved, or the unit qualifies for a single-unit approval. Many buildings are not approved, so we check before you fall in love with one.
- HOA reserves. Thin reserves or a weak reserve study can make a building harder to finance.
- Special assessments. A pending assessment for siding, roofs, or elevators changes your real cost.
- The HOA dues. Dues count in your debt-to-income ratio, so a low price with high dues may qualify differently than you expect.

Northgate and North College Park Townhomes
Townhomes are the middle step in Northgate, with medians near $576,000 in Northgate and $596,000 in North College Park, the small neighborhood between Northgate and Haller Lake. Some townhomes are legally set up as condominiums with a shared HOA, and others are fee simple homes on their own small lots. Haller Lake: Houses Under the Seattle Median
Haller Lake sits north of Northgate around its small namesake lake, with mostly mid-century houses on larger lots than you find closer in. Houses sold for a median near $775,000, compared with about $1.05 million for houses citywide. On an illustrative $775,000 house, 3% down for a qualifying first-time buyer is about $23,250, and 3.5% down on FHA is about $27,125, subject to credit approval and a full loan estimate. How Does Light Rail Shape the Northgate Market?
Northgate station opened in 2021 and gives the neighborhood a direct ride to the University District, Capitol Hill, and downtown. On September 30, 2026, Sound Transit opened Pinehurst station just north of NE 130th Street, served by both the 1 Line and the 2 Line, which puts Haller Lake within reach of a second station. The Northgate area has also seen a wave of new apartments and mixed-use buildings around the station and the redeveloped mall site.
For buyers, the takeaway is simple: Northgate is one of the few places in Seattle where you can buy within walking distance of light rail for well under the city median.
