Roosevelt station opened in 2021, giving the neighborhood a direct light rail ride to the University District, Capitol Hill, and downtown, and north to Northgate and beyond. The blocks around the station were rezoned for more housing, and the area now mixes new apartment and mixed-use buildings with older single-family homes on the side streets. Newer buildings near the station are mostly rentals, and there are few condo sales in Roosevelt each month. Ravenna and Bryant: Older Homes Near the Parks

Ravenna runs along Ravenna Park and Cowen Park, two wooded ravines that give the neighborhood its character, and Bryant sits to the east toward the Burke-Gilman Trail and Magnuson Park. Both are mostly single-family neighborhoods of Craftsman, Tudor, and mid-century homes, many built before 1950. Ravenna had the most house sales of the three over that period, with 34.

Older homes bring their own financing questions. Original electrical, galvanized plumbing, oil tanks, and foundation work come up often, and an appraiser will note anything that affects safety or soundness.
