The business district along Rainier Avenue South and some of the surrounding blocks form the Columbia City Landmark District, one of Seattle’s historic districts. Inside it, the City of Seattle requires a Certificate of Approval before changes to a building’s exterior, such as new windows, siding, fences, or additions.

That does not affect whether you can get a mortgage, but it can affect your plans after you buy. If you are counting on a renovation loan or planning exterior work, check whether the home is inside the district and build the approval time into your timeline. Most homes in the wider neighborhood sit outside the district boundary, so ask your agent to confirm for a specific address.

Genesee: Near Lake Washington and the Conforming Line

Genesee sits east of Columbia City toward Lake Washington and Genesee Park, with larger lots and some lake and mountain views. Houses sold for a median near $1.03 million, and well-priced homes went under contract in about five days. At that price, a buyer is just under the $1,063,750 conforming limit. Homes with views or more space can cross it, which brings in a jumbo loan unless the down payment brings the loan amount back under the limit.

Columbia City Light Rail and Getting Around

Columbia City station, at Martin Luther King Jr. Way South and South Edmunds Street, has been open since 2009 on what is now the 1 Line. It is a short walk from the business district and a straight ride to downtown, the stadiums, and Sea-Tac Airport. Homes within walking distance of the station tend to draw the most interest, and that is where most of the newer townhomes have been built.
