Houses in Pinehurst sold for a median near $790,000 over the three months ending in August, Olympic Hills near $757,000, and Victory Heights near $942,000. All three sit under King County’s $1,063,750 conforming and FHA loan limit, which keeps low down payment loans within reach.

These are small neighborhoods: Olympic Hills had 21 house sales over those three months, Pinehurst 13, and Victory Heights 12, and Pinehurst had only 7 condo sales. What Does the New Pinehurst Station Mean for Buyers?

Pinehurst station sits just north of NE 130th Street, beside Interstate 5, between Northgate and Shoreline South. It is served by both the 1 Line and the 2 Line, with trains every few minutes, and about 3,400 daily boardings are expected, according to The Urbanist. Voters approved the station in 2016 with a 2031 target, and it opened five years ahead of schedule. King County Metro also added a bus route connecting the station to Lake City and Bitter Lake.

What it means for you as a buyer:

  • A direct ride to Northgate, the University District, Capitol Hill, and downtown, and on the 2 Line to the Eastside, from a neighborhood with houses well under the Seattle median.
  • Change is still coming. The city has drafted rezoning around the station that would allow mid-rise buildings with shops on the ground floor, but those rules were still being finalized in 2026, and no large housing projects were under construction nearby. Expect more building around the station over the coming years.
  • Do not count on a price jump. A new station can make a neighborhood more desirable, but no one can promise what it does to values. Buy a home you would want with or without it.

First-Time and FHA Buyers in Pinehurst and Olympic Hills

Most homes here are mid-century houses on generous lots, with newer townhomes filling in along the busier streets. At these prices, nearly every loan type works. Here is an illustrative example on a $775,000 house, subject to credit approval and a full loan estimate:

Townhome Infill Across North Seattle

Seattle’s newer zoning rules allow more homes on many residential lots, and builders have been replacing older houses on larger North Seattle lots with groups of townhomes. Before you offer on a new townhome, find out whether it is a condominium with a shared HOA or a fee simple home on its own lot. Victory Heights: Closer to the Conforming Line

Victory Heights, east of Pinehurst toward Lake City, had the highest house median of the three, near $942,000. That is still under the $1,063,750 conforming limit, so conventional, FHA, and VA loans all work, but a larger house can approach the line. If a home is close, the size of your down payment decides whether the loan stays conforming, which is worth working out before you write an offer.
