Rainier Beach home loans reach some of the most attainable houses in Seattle in 2026. Houses in Rainier Beach sold for a median near $730,000 over the three months ending in August, and in Rainier View, at the city’s southern edge, near $680,000. Both are far below the citywide house median of about $1.05 million and well under King County’s $1,063,750 conforming and FHA loan limit.

How Does FHA Work in Rainier Beach?
FHA is one of the most common loans I close in this part of Seattle. It allows 3.5% down with a qualifying credit score, is more flexible on credit history than many conventional loans, and lets family members help with gifts or as co-borrowers. On an illustrative $730,000 Rainier Beach house, 3.5% down is about $25,550, before closing costs, subject to credit approval and a full loan estimate.
Two things to plan for with FHA:
- Mortgage insurance. FHA charges an upfront premium of 1.75% of the loan, which is usually added to the loan, plus an annual premium paid monthly. With less than 10% down, the annual premium lasts for the life of the loan.
- Property condition. The FHA appraiser checks the home against minimum property standards. Peeling paint on older homes, missing handrails, roof wear, or a broken furnace can need fixing before closing. Many Rainier Beach houses were built in the mid-1900s, so this comes up.

VA Loans for Rainier Beach Buyers
For eligible veterans and service members, a VA loan can mean buying a Rainier Beach house with no down payment and no monthly mortgage insurance. The VA Puget Sound medical center is a short drive up the road on Beacon Hill, and many veterans live in Southeast Seattle. A few points:
- Funding fee. For a first-time VA purchase with less than 5% down, the funding fee is 2.15% of the loan, and it can be financed. Veterans who receive service-connected disability compensation are exempt.
- No VA loan limit for borrowers with full entitlement, though you still need to qualify for the payment.
- Seller help. VA allows seller concessions of up to 4% of the home’s value, on top of normal closing costs, which can be useful in negotiations.

Rainier View: Check the Seattle City Line
Rainier View sits at the southern edge of Seattle, right next to the unincorporated Skyway area of King County. Homes on either side of the city line can look the same but have different property tax rates, utility providers, and services. Before you offer on a home in this area, confirm on the King County Assessor’s record whether it is inside the City of Seattle, since that changes the tax bill your lender will use to qualify you.
Rainier Beach Light Rail and Lake Washington
Rainier Beach station, at Martin Luther King Jr. Way South and South Henderson Street, has been open since 2009 on what is now the 1 Line, with a straight ride to downtown and to Sea-Tac Airport. On the other side of the neighborhood, Lake Washington has public beaches at Pritchard Island and Beer Sheva Park, and Kubota Garden, a free city park, sits on the hill above.
Most Rainier Beach houses sit comfortably under the conforming limit, but lakefront and view homes near Lake Washington can cost far more. Those may need a jumbo loan unless the down payment keeps the loan amount under $1,063,750.
