Between them sits NewHolly, a planned mixed-income community with its own things to check.

Prices are from Redfin’s housing market data for Brighton, Dunlap, NewHolly, and the City of Seattle for the three months ending August 2026. Brighton had 12 house sales and Dunlap 11 over those three months, so their medians move around from month to month.

FHA and First-Time Buyers Near Othello

At these prices, nearly every loan type is in play. Here is what a $700,000 house would take, as an illustrative example subject to credit approval and a full loan estimate:

What Should You Check Before Buying in NewHolly?

NewHolly is a planned community built on the site of the former Holly Park public housing. Starting in 1995, the Seattle Housing Authority replaced Holly Park’s 871 apartments with about 1,450 homes for people of mixed incomes, a mix of rentals and homes for sale, according to The Seattle Times. Today it has tree-lined streets, parks, and a mix of houses and townhomes, many built in the late 1990s and 2000s.

Because of that history, a NewHolly home can come with paperwork that a typical Seattle house does not. Before you make an offer, I suggest checking:

  • Recorded covenants or design rules. The community was built under its own design guidelines, and some rules may be recorded against the property.
  • Any homeowners association, its dues, and what it covers. Dues count in your debt-to-income ratio.
  • Resale or income restrictions. Some homes in Seattle’s mixed-income communities were first sold through affordable homeownership programs and may carry resale terms, shared appreciation, or buyer income limits. Many NewHolly homes do not, but it is worth confirming for each address.
  • How a townhome is set up legally, as a condominium or a fee simple home, since that changes how the loan is underwritten.

Ask for the preliminary title report early. It will show any covenants or restrictions, and I will review how they affect your loan.

How Does Othello Station Shape the Area?

Othello station, at Martin Luther King Jr. Way South and South Othello Street, has been open since 2009 on what is now the 1 Line. It is a straight ride to Columbia City, downtown, and Sea-Tac Airport, and the blocks around it have filled in with new apartments and mixed-use buildings. For buyers, it means houses well under the Seattle median with light rail within walking or biking distance.

Brighton and Dunlap Houses: Older Homes Under the Median

Brighton, north of the station, and Dunlap, to the south toward Rainier Beach, are mostly older single-family neighborhoods with some newer townhomes. Many houses date from the early and middle 1900s, so plan for the usual older-home questions: electrical, plumbing, roofs, and oil tanks. FHA has its own minimum property standards, and if a home needs work, an FHA 203(k) or a conventional renovation loan can sometimes roll repairs into the mortgage.
