First-Time and FHA Buyers in South Park

At these prices, almost every loan type works, and the numbers look very different from the rest of Seattle. Here is an illustrative example on a $500,000 house, subject to credit approval and a full loan estimate:

How Do Flood Zones Affect a South Park Mortgage?

South Park sits on the west bank of the Duwamish River, and in December 2022 a king tide combined with heavy rain flooded homes and businesses there. Since then, Seattle Public Utilities has finished the South Park Pump Station, installed grinder pumps at 24 homes, and sets up a temporary flood barrier near the river during the November to January king tide season, according to the South Seattle Emerald. Longer-term projects are still being planned.

Here is how flood risk shows up in your loan:

  • FEMA flood maps. Look up the address on FEMA’s Flood Map Service Center. If the house is in a Special Flood Hazard Area, flood insurance is required for a mortgage from a federally regulated lender or one backed by Fannie Mae, Freddie Mac, FHA, or VA.
  • Insurance cost counts. Flood insurance is part of your monthly housing cost, so it affects how much you qualify for. Get a quote before you make an offer, not after.
  • Outside the mapped zone still matters. Flood risk does not stop at a line on a map. Even when it is not required, flood insurance is worth pricing for any home near the river.
  • Ask the seller. Washington’s seller disclosure form asks about flooding, and an elevation certificate, if the seller has one, can help with insurance pricing.

Georgetown: Industrial Neighbors and Live/Work Homes

Georgetown is one of Seattle’s oldest neighborhoods, with small residential pockets surrounded by industrial land, the King County International Airport (Boeing Field), and the railroad. Houses sold for a median near $550,000, and the few well-priced listings went under contract in days. A few financing questions come up here more than elsewhere:

  • Zoning. Some Georgetown homes sit on land zoned for industrial or commercial use. A home in a zone that no longer allows houses can still be financed, but the lender may ask whether it could be rebuilt if it were destroyed. The city can confirm this for a specific address.
  • Live/work units. Georgetown has artist lofts and live/work spaces. When part of a property is used for business, it may not qualify for a standard residential loan, so ask how the unit is legally classified.
  • Appraisals. With few sales and a mix of property types, finding good comparable sales takes care, and noise from the airport and rail lines can be part of the picture.

The Duwamish River next to both neighborhoods is also an EPA Superfund cleanup site. It mostly involves the riverbed and nearby industrial land, but if a disclosure, inspection, or appraisal flags an environmental concern on a specific property, we look at it carefully before closing.

Getting Around South Park and Georgetown

Neither neighborhood has light rail. South Park connects to the rest of the city by the South Park Bridge, which reopened in 2014, and by State Route 99 and SR 509. Georgetown sits along Airport Way South and East Marginal Way, with bus service toward downtown and quick freeway access to Interstate 5. Both are a short drive to downtown, Sea-Tac Airport, and the industrial employers along the river.
