Sammamish WA home loans in 2026 are mostly jumbo loans for houses. Single-family homes sold for a median near $1.6 million in August, well above the $1,063,750 conforming limit. Townhomes, at a median near $835,000, still fit conforming loans, and the market has cooled enough that buyers have more room to negotiate than they did a year ago.

I have spent more than 25 years closing loans around Puget Sound, and I do not sell, I educate. Sammamish is where many of my move-up clients land: families leaving a Seattle or Redmond starter home for more space, newer construction, and a quieter plateau a short drive from the Eastside’s big employers. For the countywide picture, start with my King County home loans hub.

Market figures are from Redfin’s Sammamish housing market data for August 2026 and the NWMLS King County area report.

What this means for you: Sammamish is calmer than much of the Eastside right now. The typical home sold for about 2.7% below its asking price, and only about one in eight sold above list. Buyers with their financing in order can negotiate on price, ask for repairs, or request a seller credit.

Why Sammamish Draws Move-Up Buyers

Sammamish sits on the plateau east of Lake Sammamish, between Redmond to the north and Issaquah to the south. Much of the city was built in the last few decades, so many homes are larger, newer, and on bigger lots than what you find closer to Seattle. Neighborhoods like Sahalee, Klahanie, and the areas around Pine Lake and Beaver Lake are known for that kind of space.

It is also a city of parks and quiet streets, with Sammamish Commons at its center and the new Town Center adding townhomes and shops. There is no freeway or light rail station inside the city, so most residents drive down to Redmond, Issaquah, or I-90 for work. The 2 Line’s Downtown Redmond and Marymoor Village stations are the closest light rail; my Eastside light rail guide covers them.

Two School Districts in One City

Sammamish is split between the Lake Washington School District in the north and the Issaquah School District in the south. For many families, that line matters more than any neighborhood name. It also affects your property taxes, because school levies are part of your levy rate. I always suggest confirming the school assignment for a specific address before you make an offer.

Financing a Sammamish House: Jumbo or Conforming?

At a $1,599,063 single-family median, most Sammamish house purchases use a jumbo loan, which is any loan above $1,063,750. Here is how the options compare at the median, as an illustrative example subject to credit approval and a full loan estimate:

Option at $1,599,063Down paymentLoan amount
Jumbo with 10% down (some programs)About $159,900About $1,439,200
Jumbo with 20% downAbout $319,800About $1,279,300
Stay conformingAbout $535,300 (about 33.5%)$1,063,750

Jumbo loans usually ask for stronger credit, more documentation, and reserves, meaning money left after closing, often several months of payments or more. A larger down payment can keep the loan conforming but ties up more savings. My jumbo home loan guide and the comparison of 10% vs 20% down on a jumbo loan walk through the trade-offs, and my Mercer Island guide explains what counts toward jumbo reserves.

Sammamish Townhomes: The Conforming Entry Point

Townhomes, many of them in newer communities like the Town Center, had a median near $835,000 in August, comfortably under the conforming limit. On an illustrative $835,000 townhome, 5% down is about $41,750, and qualifying first-time buyers may be able to put down as little as 3%, about $25,050. Some townhomes are legally condos and need a building review, while others sit on their own lots and finance like houses. My condo financing guide explains the difference and the 2026 review rules.

Move-Up Buyers: Selling and Buying in Sammamish

Most Sammamish buyers already own a home. If your down payment is tied up in your current house, you have options: a HELOC opened before you list, a bridge loan, a sale-contingent offer, or qualifying with both payments for a short time. In a market where homes sell at about 97% of list, more Sammamish sellers will at least consider a contingent offer. My bridge loan guide walks through each path, and my King County closing costs guide shows what your current home will net after excise tax.

Tech Income and Sammamish Home Loans

Many Sammamish buyers work at Microsoft, Amazon, and other Eastside employers and are paid partly in restricted stock units (RSUs). RSU income can often count toward qualifying when there is a vesting history and future vesting is documented, and vested shares can often count toward jumbo reserves. Getting that documentation right early can make the difference on a jumbo approval. My guide to RSU income and mortgage approval explains how it works.

Sammamish Property Taxes

According to the King County Assessor’s 2026 report for the Issaquah School District part of Sammamish, the levy rate is about $8.47 per $1,000 of assessed value, or roughly 0.85%, and the median bill in that area is about $15,067. The Lake Washington School District part of the city has a different rate, so confirm the figure for your exact address. My King County property taxes guide compares cities. This is not tax advice.

How Sammamish Compares With Nearby Cities

Sammamish house prices sit between Redmond’s and Bellevue’s in my King County housing market 2026 report. Buyers weighing Sammamish usually also look at Issaquah and Redmond, and my Seattle vs Eastside comparison shows what the same budget buys closer to the city.
